No clothing, laundry, rugs, or other objects shall be hung, shaken or thrown from any window or exterior portion of a unit or otherwise left or placed in such a way as to be exposed to public view. Lawns and yards must be kept presentable, mowed, swept, shrubs trimmed, etc. and toys and other personal items not left laying around. For the single family units, large toys, swing sets, and the like must be kept in back yards or in areas where they are not visible from Perry Lane. 3) No animal, other than common household pets, shall be kept or maintained on the property nor shall common household pets be kept, bred or maintained for commercial purposes on the property. Dogs shall not be permitted outside of units unless they are accompanied by an adult person and carried or leashed. When dogs defecate on common property, it should be removed by the person responsible for the dog, and properly disposed of. The owner of a unit where a pet is kept shall be responsible and may be assessed by the Board of Directors for all damages to the property resulting from the maintenance of said pet and any costs incurred by the Association in enforcing the Rules for the control and regulation of pets. 4) No nuisances shall be allowed on the Property nor shall any use or practice be allowed which is a source of annoyance to its residents or which interferes with the peaceful possession or proper use of the Condominium by others. No owner, tenant, occupant, or their guests shall play music or otherwise create noise which disturbs any other owner, tenant, or occupant. Children should play at home or in the common area, not in the street or on the lawns near other units. While we own the property jointly, individual owners have a right to privacy on the property they maintain. 5) Air conditioners must be placed in back or side windows, and not be visible from the road. TV antennae, satellite dishes, or other machines or equipment which protrude through the wall or roof of any building or are otherwise visible on the exterior of a building are not allowed except with permission of the Board. Any physical changes to the exterior of your home, including paint and additions to the building (and for the single units, your yard) must be approved by the Board of Directors. 6) No unit or common area may be used for any unlawful, immoral, or improper purpose. Cobble Hill Pines Rules & Regulations Page Two 7) No oversized vehicles, unregistered, uninspected or inoperable vehicles, snowmobiles, boats, campers, trailers, motorcycles, or all terrain vehicles can be parked anywhere on the property except in a garage. Owners shall not keep vehicles of excessibe number or size. No service, repairs or other maintenance can be performed on vehicles while on the property of Cobble Hill Pines. No motorbikes, motorcycles, all terrain vehicles, minibikes or snowmobiles shall be operated within the condominium, except to or from an owner’s unit or garage. No motorbikes, motorcycles, all terrain vehicles, minibikes, snowmobiles, boats, campers, or trailers shall be parked or allowed to remain within the condominium except in a garage. In order to facilitate snow removal in the parking lots, vehicles must be removed from parking spaces and the parking areas when snowplowing is being done. Each resident is responsible for moving his/her vehicle(s) when the plows are working. Vehicles that are not moved may be towed at the owner’s expense and without prior warning. Residents that are unable to remove their vehicles due to illness or other approved reason, or who will be away during an extended period when plowing might occur, are encouraged to (a) leave their vehicle in their garage or (b) leave their key with a neighbor so the vehicle can be moved. 8) Without the consent of the Board of Directors, no unit shall be occupied by more than six persons or by more than four persons who are not related by blood, marriage or legal adoption to some other occupant of said unit. 9) Owners, tenants, and quests may not direct or engage any employee of the condominium on any private business, nor shall he/she direct, supervise, or in any manner attempt to assert control over or tell any employee of the Association or the Management Company how to do his/her job. Enforcement: All complaints of violations should be made in writing to the Board of Directors or its Agent. Residents will be notified of violations in writing, and given five (5) working days to correct the situation. If the violation is not corrected at that time, a fine of $5.00 may be imposed, in addition to all other legal remedies. Residents who repeatedly break the same rule will be subject to ever-increasing fines for the same violation. Subsequent violations will be fined $5.00 for the first offense, $10.00 for the second and so forth in $5.00 increments. Said fine may be assessed repeatedly upon failure of Owner, Tenant or Member to correct said infraction or obey rules, and shall be collected in the same manner as common expenses. If personal items left on the common areas are not removed following notification, the items can be removed and stored for 60 days. Owners will be notified immediately and told how to retrieve the items. A $5.00 service charge will be made for each item removed and stored. Items not retrieved within 60 days will be disposed of in an appropriate manner.
